A new boutique hotel is officially on the way to Historic Downtown Winter Garden after developers celebrated the groundbreaking of Hotel Winter Garden on Monday, July 20.
The project, developed by 3R HoldCo in partnership with Knallhart Management Group, will bring approximately 60 guest rooms, multiple original dining concepts, and flexible event spaces to the heart of downtown. Construction is now underway, with the hotel expected to welcome its first guests in Winter 2027.
Designed to complement the charm and historic character of downtown Winter Garden, the boutique hotel aims to serve as more than just a place for overnight stays. Developers say the property will become a gathering place for residents and visitors alike, offering restaurants, meeting spaces, celebrations, and community events within walking distance of the city’s shops and attractions.
Founded by siblings Iliana R. Jones, Salvador Ramos, and Frank Ramos, 3R HoldCo is an investment and development firm focused on projects that strengthen communities through thoughtful design and long-term investment.
“From the very beginning, our vision has been to create something that contributes meaningfully to Winter Garden for generations to come,” the leadership team at 3R said in a statement. “We believe a boutique hotel should be more than a place to stay; it should become part of the community’s story. Hotel Winter Garden is being developed as a place where exceptional hospitality, timeless design, and memorable experiences come together, and we’re proud to bring that vision to life alongside Knallhart Management Group.”
When completed, Hotel Winter Garden will feature several original hospitality concepts, including Paradiso, the hotel’s signature restaurant; Iliana, a contemporary fine dining experience; Palma, a resort-inspired swim club and pool lounge; and The Cocktail Club, an intimate cocktail lounge. The property will also include flexible banquet and event spaces designed to host weddings, corporate meetings, celebrations, and community gatherings.
Knallhart Management Group, a Florida-based hospitality company known for developing and operating restaurant, bar, and entertainment concepts, will oversee the hotel’s hospitality operations.

We wanted to create the kind of hotel we’d be excited to discover ourselves,” said David and Vanessa Cardaci, founders of Knallhart Management Group. “Hotel Winter Garden will be thoughtfully designed, full of personality, with restaurants and bars that have a pulse, genuine service, and details guests will remember long after they’ve checked out. Our goal is to create a destination that feels just as welcoming to the local community as it does to travelers visiting Winter Garden.”
Construction is being managed by Fansler Construction, which has completed numerous commercial projects throughout Central Florida.
The development team says the project is intended to honor the city’s history, support its continued growth, and create a destination that both residents and visitors can enjoy.
