New Study Ranks Key West No. 2 in America for Hotel Development Potential

Key West may be one of Florida’s most popular vacation destinations, but a new study suggests the island’s hotel inventory is struggling to keep pace with visitor demand.

According to a recent analysis from Top Fabric, Key West ranks as the second-best U.S. city for hotel development potential in 2026, due to a combination of strong tourism demand, limited accommodations, and some of the highest hotel rates in the country.

The study examined population, annual visitor numbers, hotel inventory, accommodation search demand, local attractions, and room pricing to identify destinations where demand for overnight stays significantly exceeds hotel supply.

The top five cities identified were:

1. Hot Springs, Arkansas
2. Key West, Florida
3. Myrtle Beach, South Carolina
4. Sandusky, Ohio
5. Florence, South Carolina

Despite having a population of just over 25,000 residents, the island welcomes approximately 505,000 visitors annually. Yet there are only 110 hotels serving one of Florida’s most sought-after destinations.

The study identified several factors driving the city’s high hotel development potential:

• More than 500,000 annual visitors
• One of the highest tourism-to-resident ratios in the study
• Strong year-round visitor demand
• Consistent accommodation search activity
• Average hotel room rates approaching $500 per night
• Limited opportunities for hotel inventory to expand alongside demand

With average room rates reaching approximately $495 per night, researchers suggest that demand for accommodations remains exceptionally strong despite premium pricing.

Key West earned a hotel development potential score of 5.77, ranking second nationally behind Hot Springs, Arkansas (6.32).

“Key West is a fascinating example of a destination that has already achieved strong brand recognition and visitor demand, yet continues to face accommodation pressures because of its unique geography and limited capacity for expansion,” said Ellie E.K., Managing Director at Top Fabric.

Known for its historic architecture, Duval Street nightlife, waterfront attractions, and tropical atmosphere, Key West remains one of Florida’s most sought-after destinations. The study suggests that while demand continues to grow, finding room for additional accommodations may become one of the island’s biggest challenges in the years ahead.
